The Oyo State Government says property owners affected by the 110-kilometre Ibadan Circular Road project will be compensated. Deputy Governor Bayo Lawal gave the assurance on September 25 at the inauguration of a new chairman's office in Egbeda, describing the Circular Road as a deliberate master plan intended to prevent the uncoordinated development that followed major road projects in other cities. He identified Egbeda as being strategically positioned within several emerging development corridors.

MARKET WATCH:
The important real-estate issue here is not compensation alone. The Circular Road is becoming a major urban-expansion and land-use story for Ibadan. Where a major transport corridor intersects with housing, commercial activity and supporting infrastructure, new development nodes can emerge. However, investors need to look beyond road proximity and examine planning status, title, access roads, drainage and utilities before attaching a premium to land around the corridor.
