OGUN: AFFORDABILITY CONTINUES TO PUSH RESIDENTIAL DEVELOPMENT TOWARDS THE LAGOS BORDER

For Ogun's residential markets, connectivity is critical. The attraction of locations such as Mowe, Ibafo and Magboro depends not just on cheaper land or houses, but on how easily residents can connect to Lagos and other employment centres.

OGUN — The residential relationship between Lagos and neighbouring Ogun State continues to deepen, with affordability remaining one of the strongest reasons people look towards communities along the Lagos–Ogun corridor.

Areas including Mowe, Ibafo, Magboro and Ofada have increasingly attracted residents and property investors looking for alternatives to Lagos' much higher housing costs. Recent reporting has identified these communities as important destinations for people relocating from Lagos in search of more affordable housing.

But this is not simply a story about people moving away from Lagos.

Housing development is also expanding within Ogun itself. Mowe Golf Town, for example, has already handed over its first completed homes in Mowe and says it is expanding into apartment units and other affordable residential offerings. The development reflects the broader attempt by private developers to provide housing closer to the Lagos commuter belt while keeping entry costs below those found in many Lagos neighbourhoods.

Infrastructure is another part of the equation.

At the August 2026 flag-off of the dualisation of the Ibadan–Ijebu-Ode Road, Works Minister David Umahi highlighted the wider importance of federal road investment to connectivity in the Southwest.

For Ogun's residential markets, connectivity is critical. The attraction of locations such as Mowe, Ibafo and Magboro depends not just on cheaper land or houses, but on how easily residents can connect to Lagos and other employment centres.

This is why the Lagos–Ogun corridor deserves attention from Investors: today's peripheral residential community can become tomorrow's established commuter market when population, roads, services and housing supply begin moving together.

Market watch: Affordability may continue pushing residential demand outward, but infrastructure and actual occupancy — not estate advertisements alone — will determine which Ogun locations mature into stronger rental markets.
